The BC Northern Real Estate Board says housing activity across the North remained solid in the first quarter of 2025, with 917 properties sold—up from 817 over the same period last year. The total value of sales reached $368 million, and the average home price came in at just over $414,000—a slight dip from last quarter.
As of March 31st, just under 2,900 listings were available across the region, about the same as last year, but still below healthy inventory levels by 23%.
Sales climbed in places like Williams Lake, Smithers, Quesnel, and Fort St. John, while Prince Rupert, Terrace, Kitimat, and Prince George saw small declines.
In Prince Rupert, 30 properties changed hands—mostly single-family homes—valued at $14.2 million. In Terrace, 59 properties sold, with a total value close to $29 million. Meanwhile, Kitimat saw a slowdown, with just 28 homes sold, down from 36 this time last year.
The strongest gains were seen in Fort St. John, with 149 sales worth over $56 million in Q1.
Despite the stable activity, the Real Estate Board warns that tariff threats on northern industries could impact housing markets going forward.
